Arriva was close to the city , eurostar, tube station, shopping, main London tourist attractions -everything we needed during our stay. The staff was very helpful. Breakfast was good-basic-did not need anymore then what was served.
The downstairs room was a bit cold, but to be fair-we never asked anyone to put the heater on.

I nearly always head to Kings Cross whenever i am in London, as its fairly central and has a lot of cheap accommodation.
Checked out a couple of different hotels online, but they were either more expensive or didn't have ensuite facilities.
Ended up at the Arriva again, at 45£ for a single ensuite with Continental Breakfast. Stayed here before and it doesnt change much, but its always good value and clean.
On this occasion i had no hot water in the morning, and i overheard someone at breakfast saying they had not had it for 4 days.
The location is less than 10 mins walk from Kings Cross Station, and as it is so consistent i would probably go back again.

They allow baggage to be kept in a dedicated baggage room after checking out at 11am (to be picked up later) which was helpful.
Hotel has an elevator.
Rooms are clean.
Some nice staff.
Bad points/experiences:
We stayed 7 nights.
First room
We had asked for a quiet room but were given an extremely noisy and overheated room facing the street where we had to stay for two nights since no other room was available (no apologies were made).
The second room
was very small with a tiny fridge and a shower that didn't allow proper washing (very thin water jets coming from high above, making a quick cleansing or washing between one's legs nigh-impossible).
The windows rattled at every gust of wind and had to be fixed by us with toilet paper/cardboard.
The door could not be locked from inside.
TV perched very high.
General:
Several times there was no hot water in the morning, on Sunday night even in the evening so we went without a shower for more than a day.
Room service left us without toilet paper once (the small amount of remaining paper was used up quickly).
We asked to print out two pages required for our flight home from our memory card which was refused (just printing something from scratch would have been possible, it looked like they were afraid of virus infections).
At least one surly staff member.
Hotel demands upfront payment for the entire stay, probably because they know that people may have reasons to request a partial refund
We didn't take breakfast.
Advice: be assertive and request for instance free internet in exchange for missing hot water etc.
PS. I ticked "I would recommend this hotel" because there was no "I don't know" option provided. I suppose it may still rank among the cheapest for the location.

review: Room was very small,Some lights did not work,Orange Tiled Bathroom with a Sliding door which really did not shut out any noises.
No curtain at Window ,only a a net curtain that once had been white but was now a lovely shade of Grey.People living opposite could look straight in when lights were on.
If this has just been refurbished ,i hate to think what it looked like before.
For one night its ok,but thats it
