My parents rang to say that I was having problems and would be late which they were fine about. I had a twin room booked but then a problem arose meaning there was a third person also staying and they were very understanding and put up an extra bed for that person. As students we are on a budget and it was very thoughtful.

Very relaxed and homely atmosphere. Our room was very quiet with its own large balcony area. We could eat when we wanted as the kitchen was always available to us. Cheaper than the surrounding B&B's - you get what you pay for. The position is excellent - very quiet but still within a very short walk to all the amenities you need.
A little shabby and the kitchen could have done with a wipe round but at the end of the day it met our needs and if you want pristine surroundings pay more and go to another place. I don't know if I can leave the recommendation question but it is a matter of choice. If you are not too fussy, not a snob and accept that you get what you pay for then go for it. I am used to higher end establishments but was able to appreciate the plusses.

After reading all the reviews we were worried to say the least. We only wanted a cheap place to stay whilst visiting our daughter but it was made out to be terrible.
When we got there we were greeted without much fuss and shown to our room by the owner. The stairs creaked and the room smelt a little damp but it was bright and planty big enough. The smell probably came from the shelves of old books as the linen was fine. The best thing about the room was the double glass doors which led out onto a very large decked balcony which overlooked the garden/courtyard and surrounding gardens - it was lovely.
The bathroom/toilet is shared but clean enough and decorated with seaside style. The kitchen (although needing the cupboard fronts to be wiped down) was bright and adequate for our requirements. We don't usually have much more than toast and cereal so were not disappointed with the selection. If you want to be waited on with continental or even full English breakfast then you need to go somewhere else. We were more that happy to make our own when we wanted it with no fuss. The lounge led throught to the garden which was pretty enough but we only wanted to use the place as a base and so did not spend any time there.
On the whole this place is great if you want a low budget, relaxed place as a base for visiting Chiswick or London. The position is excellent, very quiet road but only a few minutes to the Chiswick High Road with lots of shops, restaurants, bars and pubs. The tube station is only a 5 minutes walk. If you like to be waited on/fussed over with spotless/indistinctive decor then you need to go elsewhere and pay the price.

Great little B&B, informal, no fuss. Just help yourself at breakfast, ideal if you just need a place to sleep when out in London. Tube station on a 5 min walk away, central London within 20-30 mins.

friendly and laid back atmosphere - very welcoming and definitely a home away from home
I think some people might be a bit put off by the informality of the place - check in was arranged by email, there were only three bedrooms - much more like an old-school B&B - all facilities were shared. It was perfect for me but I don't think it would suit a more private or formal person looking for a proper Hotel experience

Location is good, as is the cost.
 The double room has the cystern in the closet, makes one hell of a racket for 5 mins when someone flushes the toilet. Disliked the Self service breakfast
