We received a warm welcome from the young man at reception after a long day of travel. The room was small, but we expected that for the price, very clean and with a freshly decorated feel. Our friends had the twin bedded room next door, which was larger. The shower room was bright, very clean and a good size. It was very well heated, in fact we had to turn the radiator down. TV was a good size. Coffee and tea making well arranged, some can be quite awkward. We did not find the room noisy.
Breakfast was not the usual buffet style, but had three choices of cooked dishes. Cereal is cornflakes, no fruit or yogurt. The waitress was cheerful an friendly, as were the hosts Peter and Bernard. We enjoyed our breakfasts, you cannot expect a huge choice in this price range.
The location suited us very well as we arrived in London at Voictoria Coach Station, only 10 to 15 minutes walk away. The 24 bus stops just outside and takes you to Parliament Square, Trafalagar Square and beyond.
First impressions are important. We were greeted with friendliness. The decor is fresh and bright, no hint of the shabbiness you often encounter in lower priced hotels.

I just read the top 10 dirtiest hotels in Europe and 4-5 of them were in London, all in the same area as this hotel. This hotel is nothing like those. The front desk staff was very helpful and courteous. The rooms, though small, were clean and the bathrooms recently redone. Actually, among the nicest bathrooms of any hotel I've stayed in. No lift, so not good for people with mobility problems. The walls are thin and if we could speak whatever language was being spoken in the adjoining room we would've known everything about our neighbors. Breakfast was quick and tasty, choice of cereal or English (eggs, rasher, beans, toast) with plenty of coffee or tea. Ten minute walk to Victoria or Pimlico station, but there's a bus stop right outside the hotel that will take you straight to Westminster. A rose among thorns.

From booking to checking out, this hotel deserves an excellent rating. The rooms are very clean, well equipped, and have excellent bathroom facilities/shower. The breakfast is perfect, the service is prompt and extremely courteous. Reception was genuinely helpful and efficient. It is refreshing to find a family run hotel which is run as a business but with traditional standards and a passion to please.

Liked: Good value for money for the location, particularly as a good breakfast was included. Great location for pretty much everything in tne West End (only 3 stops on the tube from Pimlico tube station to Oxford Circus, close to Westminster, close to Victoria and Buckingham Palace, and we liked Pimlico and found a good restaurant close to the hotel.
Disliked: Only to minor points- breakfast was 7am-8.30am which might not suit people who have had a late night the night before. The powdered milk for the tea and coffee (my sister and I went out and bought a pint of 'proper' milk !!!
